Golf Simulators
At the Garden Room & Annex Company we can design and construct your dream garden room complete with a golf simulator for you and your friends to hone your skills. We work closely with the top golf simulator manufacturers to give you the best possible space to practice your golfing prowess, allowing you to play at home, in the comfort of your own garden room, all year round!
The minimum internal height for a garden room with a golf simulator is 3m and depending on how tall you are, possibly a bit higher. We can build a Golf simulator garden room with either a dual pitch or flat roof. As these garden rooms are higher than the usual permitted development allow we will normally need to apply for planning approval unless the garden room is 2m or more away from your boundary. Our in house planning team will work with you to require the relevant approvals.
Our team can construct your Golf Simulator garden room to suit you, complete with bar, kitchenette, bathroom and air conditioning. Our rooms come with dimmable lighting so your projected images look spectacular and lighting can also be zoned for different areas. When hitting a golf ball, it can be noisy so all of our golf simulator garden rooms come with acoustic plasterboard which deadens the sound but you can also install side panels on the golf simulator to keep the noise down before it reached the walls.
Every one of our garden rooms, annexes and golf simulator rooms are made bespoke. We will work with you to create your ideal outdoor room with a huge choice of sizes, cladding, flooring, lighting and electrical components, window and door choices and even kitchens and bathrooms.

With unpredictable British weather, limited daylight in winter, and increasingly busy golf courses, home golf simulators are fast becoming a popular way to bring the fairway directly to your doorstep.
Utilising a garden room as a dedicated golf simulator space means you can enjoy a realistic roundof golf—or simply practice your swing—without leaving home.
One of the biggest advantages of an indoor golf setup is the freedom from weather constraints. Rain, wind, or the cold British winter no longer dictate your practice sessions. Whether it’s a rainy Tuesday or a frosty Saturday morning, you have a dedicated, climate-controlled space to work on your technique.
Modern golf simulators use high-definition screens or projectors along with sensors that measure swing speed, launch angle, and ball spin. Advanced software replicates famous courses from around the world, giving you the ability to virtually tee off at St. Andrews, Augusta National, or even lesser-known UK courses. Detailed feedback helps players of all levels assess their performance and track improvements over time.
Golf simulators incorporate realistic physics and high-speed cameras to ensure that every shot feels authentic. Some systems even include features like adjustable wind, variable course conditions, and interactive challenges—all of which contribute to a captivating and true-to-life golfing experience. Whether you’re playing a full round or practicing your short game, the technology can be adapted to suit your needs.
Regular practice is key to honing your swing and improving your overall golf game. With a golf simulator, you receive immediate, data-driven feedback on your shots—helping you adjust your technique without the distractions of a busy course. This is particularly beneficial for those who may not have the time or opportunity to visit a driving range regularly.
A garden room fitted with a golf simulator isn’t just for serious golfers. It also serves as an excellent source of entertainment for family and friends. Hosting a virtual tournament or simply enjoying a casual round with mates becomes a unique social activity, perfect for gatherings in any season.
In a competitive property market, additional high-quality living space can significantly boost your home’s value. A versatile garden room conversion that includes a sophisticated golf simulator can be an attractive selling point for prospective buyers who value innovative and multi-functional spaces.
By reducing the need for costly range fees, club memberships, or travel expenses, a home simulatorcan pay for itself over time. Additionally, a Garden room & Annex Golf simulator room adds extra usable space to your property and is likely to enhance market value—a smart choice for both personal enjoyment and future financial considerations.
Whether you’re looking to improve your game, host friends or family gatherings, or simply enjoy your favourite sport from the comfort of your home, a golf simulator in your garden room could be the ultimate investment. With careful planning, attention to design, and a clear vision of your needs, this could very well become your favourite room in the house.
