local planning requirements, giving you complete peace of mind.

Planning Advice

Are you thinking of adding a stunning garden room to your home, but unsure if you need planning permission? In most cases, garden rooms are lawful under Permitted Development Rights (PDR) so you don’t need planning permission to build them. This is great news for homeowners looking to add an office, gym, studio, or additional living space without involving planning. However, there are specific conditions that must be met, and that’s where our expertise comes in. At The Garden Room and Annex Company Garden Rooms, we have our own Permitted Development and Planning Application Consultant, to help ensure your garden room project is stress-free and fully compliant from day one.

We know that navigating planning regulations can be daunting, but our dedicated in-house Planning Consultant eases the process by:

From concept to completion, our goal is to deliver a garden room that exceeds your expectations, all while ensuring a smooth approval process.

If your garden room falls under PDR, you may want to apply for a Lawful Development Certificate (LDC), issued by your local council as confirmation that planning permission was not required at the time of construction. These offer reassurance to future buyers of your property, particularly when planning regulations are changing regularly. The Garden Room and Annex Company’s Planning Consultant can submit LDC applications on your behalf.
