What’s included in every price
- Foundations: Ground screws (please see our ground screws page for more information).
- Walls, floor and roof: Constructed using Structurally Insulated Panels (SIPs) which provide excellent thermal and acoustic properties, keeping you warm in winter and cool in summer.
- Roof: EPDM rubber adhered to roof with uPVC edging, gutter and drainpipe.
- Cladding: Thermowood, an ultra-heat treated timber which prevents decay, and is structurally very stable.
- Doors and windows: Black uPVC frames with double glazed units and secure locking mechanism. French doors (1.8m wide) and a single top hung window come as standard.
- Interior: Plaster-boarded, skimmed and painted in 2 coats of white emulsion.
- Flooring: A choice of hard-wearing, commercial grade laminates fitted over acoustic underlay.
- Electrics: Depending on size of garden room, 3-12 double sockets, 4-16 recessed LED lights, electric wall-mounted radiator, minimum 2 outdoor spotlights and dedicated fuse-board with armoured cable run to house fuse-board (max. 20m), subject to access.

What affects the price?
- Size and design. See the price lists above. Prices rise in steps with depth and width.
- Cladding. Thermowood or larch is included. Western Red Cedar or Shou Sugi Ban is an additional £80 per m², and composite cladding is an additional £20 per m².
- Optional extras. For example a kitchenette (from £2,300), a cloakroom with WC (from £3,500), a shower room (from £6,500), underfloor heating (£99 per m²) or a sedum roof (£130 per m²). See all optional extras and prices.
- Planning. Most garden rooms don’t need planning permission. For garden rooms that do, there is a small fee for our planning service; it is included in the cost of our annexe builds.
- Your site. We ask you to clear the area where your garden room will go. We offer a levelling service for slopes or overgrown areas, charged in addition to our standard pricing, and we’ll discuss it at your site survey.
Payment terms
We ask for a 10% deposit, which secures your start date, followed by 40% one week before we begin work, and the final 50% balance on completion day.
Does a garden room add value?
Adding a garden office to your property can be an excellent way to enhance its value. Most sources suggest an increase of approximately 5% to 15%. For example, if your home is currently valued at £500,000, a garden office could potentially raise its value by between £25,000 to £75,000. Read more about how garden rooms add value.
