In a setting like Lewes, how a garden room looks matters as much as how it performs. Natural cladding (Thermowood, cedar, larch or charred Shou Sugi Ban) weathers gently into the garden, and a sedum roof adds a living, wildlife-friendly finish. Birds and bees love them!

Inside, every room is fully insulated with SIPs panels, double glazed and finished ready to use, with foundations, electrics and VAT included in our published prices. Wherever we can, we use ground screw foundations instead of concrete, which means less disruption to your garden and is far kinder to the environment.

Planning permission in Lewes and the South Downs

Lewes lies within the South Downs National Park, so planning decisions here are made by the South Downs National Park Authority. Permitted development still covers many garden rooms built behind a house, but the rules are tighter in a National Park:

  • a garden room at the side of the house needs planning permission
  • buildings, enclosures and pools more than 20m from the house are limited to 10m² in total
  • within the grounds of a listed building, any garden room needs planning permission, and Lewes has many listed buildings and a conservation area around its historic centre

Our in-house planning consultant knows these rules well. We’ll check your address at the free site survey and, if planning permission or a Lawful Development Certificate is needed, prepare and submit it for you.

Questions from Lewes homeowners

Do I need planning permission for a garden room in Lewes?

Possibly. Because Lewes is in the South Downs National Park, a garden room at the side of the house needs permission, and buildings more than 20m from the house are limited to 10m² in total. Listed buildings always need permission. A modest garden room behind the house is often still permitted development. We’ll confirm which rules apply at your free site survey.

What is a Lawful Development Certificate?

An LDC is issued by the planning authority and confirms that your garden room is lawful, which is useful when you sell your home or if a neighbour raises a concern. The application can be done online and usually takes 6-8 weeks. We draw up the plans and submit it on your behalf.

How much does a sedum roof cost?

A sedum roof costs £130 per m². That includes additional reinforcing roof joists for the extra weight (100kg/m²), drainage and water retention layers, vermiculite-enriched soil and a cobble border.
