For Paul in Crawley, we turned an unused space at the side of his house into a bespoke 2.6m x 4m music studio. A double layer of acoustic plasterboard, acoustic underlay and laminated, double-glazed acoustic glass mean he can play without disturbing his neighbours.
Tight spaces close to a boundary are often where garden rooms work hardest. On the boundary-facing sides of Paul’s studio we used black, fire-retardant, box-profile cladding that needs no maintenance, with warm Thermowood on the front and overhang.
Planning in Crawley is decided by Crawley Borough Council. Under permitted development, a garden room within 2m of a boundary can be up to 2.5m high.
Building regulations matter close to a boundary too. For rooms between 15m² and 30m², they apply if the room is less than 1m from a boundary, unless it is built substantially of non-combustible materials. We design around both sets of rules from the start, so there are no surprises.

As close as 150mm to a solid obstacle on some of our designs if the internal floor area is 15m² or less, though we recommend 500mm for maintenance. For garden rooms over 15m² we leave a 1m gap to avoid Building Regulations.
