We’ve built garden offices and annexes for homeowners in Worthing, and every one is made the same way: Structurally Insulated Panels for the walls, floor and roof, so the room stays warm in winter and cool in summer, and a full finish inside, with flooring laid, heater installed and walls painted, ready for you to move in.
Coastal weather is hard on garden buildings, so materials matter. Our standard cladding is Thermowood, an ultra-heat treated timber that prevents decay and is structurally very stable. You can upgrade to composite cladding, which needs no painting or staining and comes with a 25 year warranty. Roofs are finished in EPDM rubber with uPVC edging, gutter and drainpipe.
Planning in Worthing is decided by Worthing Borough Council (part of Adur & Worthing Councils), and by the South Downs National Park Authority for homes inside the National Park on the northern edge of the borough.
Most of our garden rooms don’t need planning permission. An annexe that someone will live in normally does, and our in-house planning consultant prepares and submits the application for you. For annexe builds, that service is included in the price.

Read articleYes. Our annexes are designed to be lived in: self-contained, with a kitchen, shower room and heating, and built and signed off to UK building regulations. Because an annexe is living accommodation it normally needs planning permission from Worthing Borough Council, and our planning consultant handles the application for you.
The average build time is approximately 10 working days, depending on any additional services required. Lead times vary with the season and the size and design of your garden room.
Our standard Thermowood is ultra-heat treated to prevent decay and stay stable. If you’d rather never paint or stain, our composite cladding is weather-proof, resists rot, warping and splintering, and has a 25 year warranty. It comes in five colours.
